The top London areas with lasting appeal: Savills Mortgage Strategy

Canary Wharf was the prime London neighbourhood with the strongest lasting appeal for home owners, measured by the share of buyers who are moving home from within the same area.

Estate agency Savills found that 76% of prime buyers last year were moving from within the neighbourhood.

The location particularly appeals to younger house hunters with around two-thirds of its buyers under 39.

Savills attributes this to the comparatively good value it offers compared to other prime London areas, with great transport links thanks to the DLR, Elizabeth Line, Underground and Thames Riverboat services.

Wapping ranked second, with 67% of buyers moving from within the area. Savills says its blend of historic and contemporary architecture appeals to many buyers.

Wimbledon ranked third for its staying power, with 62% moving within the local area. Green spaces, boutiques, independent cafés and pubs are a strong draw for families, downsizers and empty nesters who already live locally.

Its village-like feel gives residents a sense of the country, but with all the convenience of city life.

Wimbledon’s range of property types, from modern flats to maisonette, Victorian terraces, townhouses and detached homes means it caters to buyers at different stages of their lives.

Richmond was fourth on the list with 60% of buyers moving from within the area, followed by Knightsbrige & Belgravia in fifth place with 56%.

Fulham, Ealing, Hackney and Islington followed – all with close to half of buyers moving from within the neighbourhood.
