There are a number of reasons to be cautiously optimistic about the Maine real estate market in 2024. Overall, market conditions have been quite volatile during the past several months, with mortgage rate fluctuations and a seasonal and cyclical decline in active listing inventory. Historically, late fall and early winter have also been met with a commensurate decrease in homebuyer activity. It is fair to say that while there is a seasonal decrease in buyer activity, I would not call it commensurate. Buyer activity remains very robust for this time of year. Early observations since the beginning of the year show that sales activity has been relatively stable when compared to the first six weeks of 2023, with average home sale prices for single-family homes and condominiums up quite significantly.
