Madison area single family home trends for February, 2026

Dane County home prices increased for one out three measures in February, as new listings decreased and accepted offers increased. Here's our latest update on the Madison area single family home market. 

Note: all of our data is sourced from the South Central Wisconsin MLS.

February Madison area home prices

  • The price per square foot decreased from $251 in February of 2025 to $246 in February of 2026, down 2 percent. 
  • The median price increased from $474,900 to $480,000, up 1 percent. 
  • The average price decreased from $547,847 to $534,807, down 2 percent. 

Year-to-date prices through the month of February

  • The price per square foot increased from $242 through February of 2025 to $249 through February of 2026, up 3 percent.
  • The median price increased from $457,850 to $469,900, up 3 percent. 
  • The average price increased from $532,720 to $544,634, up 2 percent.  

Where will Madison area home prices go from here?

We are predicting home prices to increase moderately over the course of the year. Demand is strong and inventory growth has plateaued (see the rest of our report for more insight). We'll keep a close eye on prices as we progress through the 2026 market.  

 

Accepted offers

A total of 387 Dane County single family homes went under contract in February, up 5 percent from the 368 homes in February of 2025. Through the first two months of the year, accepted offers are up 9 percent from the year before. 

 

New listings 

While buyers have been more active in 2026, sellers have been less active. A total of 472 Dane County homes were listed for sale on the MLS in February, down 2 percent from the 481 homes in February of 2025. Through the first two months of the year, listings are lower by 4 percent. 

 

Single family home inventory

As the chart below shows, the growth in available inventory plateaued in February. A total of 521 Dane County homes were available for sale (without an accepted offer) on March 5th, compared to 532 homes the year before. Right now we have 1.2 months of single family home supply in the Madison area. Inventory remains tight in Dane County. 

 

Days on market

Marketing times have been gradually increasing in the Madison area, a sign that the market has been trending toward more balance. The average days on market in February was 52 days, up from 40 days in February of 2025.
