Orlando housing trends

According to Spray, the Orlando housing market is experiencing rising inventory and less buyer demand.

“The market is definitely slowing down. Inventory has increased significantly — just to give you an idea, as of April 2025, there were 13,300 units for sale. Compare that to the same time last year, April 2024, when there were only 9,300 units available,” says Spray.

Typically, a home in Orlando sells in about 70 days from the time it hits the market. This timeframe, called days on market (DOM), measures the period between listing and signing a contract. For reference, the average DOM across the United States is 50 days.

The median list price for Orlando homes is approximately $389,900, showing a 0.4% rise compared to last year.

“Prices have kind of stagnated, and with the amount of inventory that’s now for sale and fewer buyers in the marketplace, it’s created fewer sales. And my belief is you’re going to see prices start to drop here sooner rather than later,” says Spray.

What does this mean for those selling their homes? Motivated buyers are still out there, but setting the right price and enhancing your home’s appeal are more important than ever to help your Orlando listing shine amid growing inventory.

When is the best time to sell a house in Orlando?

Despite elevated interest rates and limited inventory, Orlando traditionally experiences seasonal sales patterns, with activity rising during the spring and summer. The period from March through August tends to be ideal for selling your home to maximize earnings. If your main goal is a fast sale, then the best period to list your home in Orlando begins in April.

Considering it generally takes 70 days to secure a buyer and approximately 40 days for loan closing, it’s advisable to list your property two to three months before the busiest selling timeframe.

“In Orlando — just like any market in the USA — people buy in order to move for schools, and they try and do it during the summertime,” says Spray.
