Metro makes host of resi and BTL changes Mortgage Strategy

Metro Bank has made a number of changes to its residential and buy-to-let (BTL) line-up.

This includes the introduction of new products, making various cuts to its existing offerings, and making changes to its lending policy.

Regarding the latter, for residential mortgages, Metro has upped the maximum available income multiple from times 4.45 to times 5.5, with no minimum income now applying for its professional range of products and core and large loan mortgages now having this set at £90,000.

Among its changes in the core residential range, Metro has brought back 60% LTV and 85% LTV mortgages, with rates for at the higher-LTV end starting at 5.09%.

And the large loan range has seen new three-year fixes issued along with the introduction of 60% LTV mortgages, starting from 4.39%.

Meanwhile, in the BTL section, Metro has brought back its legal-assist option for remortgages and will now consider lending to portfolio landlords, providing they have a maximum of 10 properties on their books or a maximum of five properties with £5m mortgages set up with Metro.

The bank has also brought back two-year fixes and new 60% LTV products, with rates for these beginning at 4.99%. It is also now pricing 75% LTV products from 5.39%.

In addition to this, Metro has reduced the stress rate for five-year fixes from 7.5% to 6.4%.

Metro director of mortgage distribution Charles Morley says: “We’re so pleased to unveil these positive changes to our residential and BTL mortgage product range allowing us to help more customers who may be struggling to get a mortgage elsewhere.

“This is particularly important given today’s economic backdrop of the cost-of-living crisis and rising energy costs.  This move further demonstrates our commitment to consumers, market confidence and the resilience of the sector.”
