New home registrations rose by 11% in 2025, but completions dipped slightly, according to new figures from NHBC.

The data shows 115,350 new homes were registered with NHBC last year, up from 103,669 the previous year, under its 10-year warranty scheme.

Its figures cover more than 70% of all new homes built in the UK and are seen as a key indicator of house-building activity.

Registrations increased across 11 of the UK’s 12 regions compared to 2024, with London the only area to record a decline.

The West Midlands saw the strongest growth, up 29%, followed by the Eastern region, which rose 24%.

In contrast, London registrations fell 27%, a drop NHBC attributed to delays at the Building Safety Regulator and a reduction in affordable housing delivery.

Despite the rise in registrations, new home completions edged lower. A total of 122,012 homes were completed in 2025, down 2% from 124,272 in 2024.

NHBC corporate strategy director Daniel Pearce says: “Our latest figures show increased home building activity, although the volume of new homes built remains below long-term averages.

“While there are some tentative signs of conditions improving for developers to build homes, fragile consumer confidence, affordability challenges and economic uncertainty continue to impact demand.”
