Lake Living: A speedy sale in Spring Harbor

When Nancy Breden bought her Spring Harbor bungalow along Lake Mendota six years ago, she saw its potential for being a “really cute place to live” -- especially with its cathedral ceiling, loft, boathouse, and spectacular view of the sunrise.

In that time, Nancy has made some sweet updates to this 2 bed/1.5 bath property on 47 feet of waterfront, including wood flooring throughout the house and swapping out the garage door for French doors in the boathouse (which could be used as an office, art/yoga studio, or exercise room).

“I've received so many comments from boaters passing by,” she said. “I think both updates helped with the appeal of this home.”

This fall she approached REALTOR Chris Venden to sell her home, who enlisted Debbie Lea to stage the property, Tracy Kapela to take the listing photos, and videographers to capture the area’s autumnal beauty with this aerial video and a virtual tour.

Priced at $595,000, 5217 Harbor Ct, Madison had an accepted offer its first day on the market!

“Chris was so great to work with. I met with her on a Tuesday, talked with Debbie on Thursday, the photographer was here Friday, the house went on the market Saturday, and I had an offer above asking price 6 hours later," Nancy said.

"Chris made that all happen because she knew I thought it was important to get the house on the market while boating weather was still good. Debbie had such a good eye for making everything show even better. It was a pleasure working with both of them,” Nancy added.

Nancy had this to share about her experience: “I highly recommend Chris for buying or selling a home. I've used her for both sides of the process and she is always very responsive, listens well to your needs, has exceptional knowledge about the market, and is just a really honest, nice person to work with.”
