Madison area single family home trends for January, 2026

Dane County home prices moved higher for all 3 of our measures in January, as new listings decreased and accepted offers increased. Here's our full report on the Madison area single family home market.

January Madison area home prices

  • The price per square foot jumped from $233 in January of 2025 to $251 in January of 2026, up 8 percent. 
  • The median price grew from $437,500 to $460,000, up 5 percent. 
  • The average price increased from $514,643 to $556,061, up 8 percent. 

Price growth started the year off stronger than expected

With mortgage rates dipping lower, buyers were very active in the month of January, pushing prices higher than we predicted for the new year. We'll keep a close eye on prices as we progress through the 2026 market.  

 

Accepted offers

A total of 329 Dane County single family homes went under contract in January, up 18 percent from the 279 accepted offers in January of 2025. Note from the chart below that accepted offers were the highest for any month of January in the last four years. 

 

 

New MLS listings

While buyer activity increased in January, seller activity decreased. A total of 429 Madison area single family homes were listed for sale in January, down 7 percent from the 460 in January of 2025. Note from the chart below, however, that this January's total was the second highest for any month of January in the last six years.
