New MLS listings were mixed last month. Here's a quick review of Dane County listing activity for the month of February, 2026.
Dane County single family homes
A total of 466 Dane County single family homes were listed for sale on the MLS in February, down 3 percent from the 482 homes listed for sale in February of 2025. Note from the chart below that single family home listings through the first two months of this year are running 5 percent lower than the number of listings through the first two months of last year.
Dane County condos
A total of 150 Madison area condos were listed for sale in February, up 3 percent from the 145 condos in February of 2025. Through the first two months of the year, condo listings are running 4 percent higher than the year before.
What to expect in the months ahead
We've been expecting more sellers to be listing their homes for sale in 2026, spurred by lower mortgage rates. Although this hasn't materialized yet, we are seeing signs in our own client pipeline that listings will be trending higher in the months ahead.
