A few notes on condo prices:

We recommend paying more attention to the year-to-date trends than the prices in any individual month. Due to the relatively low number of condos sold each month, the monthly numbers can vary significantly. Tracking prices over time offers better insight into the market.

As Dane County condo inventory continues to grow (covered later in our report), we continue to observe buyers and sellers operating on a more level playing field. Price reductions are becoming more common and competing offers less common. Condo buyers are in a better position to negotiate in 2026, and condo sellers are learning that they need to be thoughtful with their pricing, staging, and marketing.
