The average maximum loan available to buy-to-let (BTL) landlords in the UK increased to £421,053 in January, up from £401,053 in December, representing a year-on-year increase of 13%, according to the latest Mortgage Broker Tools (MBT) Affordability Index.

BTL affordability has increased to its highest level since the index began in August 2020, according to the research platform. But MBT CEO, Tanya Toumadj, says that while the average maximum loan size has never been bigger, spreads between average maximum and minimum loans available to landlords have never been wider.

“For investor clients who want to maximise their leverage, it is vital that brokers are able to easily identify those lenders that will offer larger loan sizes based on their individual circumstances,” she says.

“The easiest way to do this is with an online platform and MBT Affordability offers the most comprehensive and accurate Buy to Let Affordability platform in the market.”
