Landmark adds coal risk identifier for conveyancers

Properties which are located in coalfield areas face a greater risk of subsidence and data from Landmark revealed, in 2019, nearly a quarter of property transactions were in coal-affected areas.

With other 10 million properties situated in coalfield areas, there is the potential for 27.4% homes in Great Britain to be at risk of, or face concerns from, subsidence.

Landmark Information’s coal risk indicator is now incorporated at the front of every RiskView Residential all-in-one environmental report. It will make it easier and quicker for conveyancers to see if a property is in one of the affected areas, which will allow them to determine if additional searches are required.

RiskView Residential already provides information relating to contaminated land, flood, energy and infrastructure, ground stability, coal risk, planning information and radon screening.

The addition of the coal risk identifier has been added following feedback from customers.

Chris Loaring, managing director (Legal and Argyll Environmental), Landmark Information said, “We want to help make it quicker and easier for conveyancers to identify potential hazards.

He added: “Now, at a glance, risks relating to flooding, land contamination, planning applications, energy and infrastructure risks and ground hazards, including coal, can be swiftly determined, helping conveyancers to make an informed decision about additional search requirements.”

RiskView Residential also includes £10 million PI cover, an insurability statement as well as a free ’Further Action’ risk re-review service and access to Landmark’s unique risk assessed land register data.

It has a £250,000 contaminated Land Excess free remediation contribution and is delivered within 24-hours of ordering. Every report contains a link to Landmark’s online viewer to view results on interactive maps.
