How to hire the right buyer agent

There are literally thousands of realtors working in the Madison area, where right now there are actually more licensed realtors than there are homes for sale. So if you're in search of your new dream home, how do you sift through all of the possibilities and find the right buyer agent for you?

One way to find a potential buyer agent is to seek out glowing recommendations from your friends and family. Another way is to research realtors online and look for agents who consistently receive amazing reviews.

Then, we suggest picking two or three agents to interview.

When you interview each agent, you might try asking each agent a few open-ended questions, and then letting each person talk. For example:

  • What advice do you have for me as a home buyer?
  • What will you do to help me find and buy my dream home?
  • Can you tell me a little bit about your customer service philosophy? 
  • And what is the market like for the type of home that I'm seeking to buy? 

When each realtor responds to your questions, are they trying to sell you, or help you? In other words, do they launch into sales presentation mode and ask you to sign a buyer agency agreement? Or do they ask you questions of their own in order to learn more about your needs and how they can best serve you?

In the end you will need to follow your heart and choose the agent who you believe will offer you the best working relationship. In your heart of hearts, do you trust the agent that you're choosing to partner with? We encourage you to take the time you need to get this right.
