Rent prices drop but still running 10% higher than 2021: Goodlord | Mortgage Strategy

Rents fell by 2% on average in November, says Goodlord.

It reports the average rent bill in England dropping from £1,11 in September to £1,087 in October.

This follows a fall from £1,249 in September.

Despite this latest reduction, the report adds, rents are still up 11% compared to the average price in 2021.

Rents fell in all seven English regions, with the most significant taking place in the North West, where a 5% drop saw rents come to £1,187.

Void periods rose in November on a monthly basis, Goodlord adds, from an average of 18 days to 20 days – the highest seen since January 2022.

This occurred in six regions, with the South East seeing this figure tick down, from 19 days to 18 days.

Of further interest is the fact that tenant salaries rose by the highest average witnessed by Goodlord – a 1.3% rise to an average of £31,105. This is 12.5% higher than the average salary last year.

Goodlord chief operating officer Tom Munday comments: “Whilst we are contending with higher rental prices across the board and serious, ongoing pressures on rental stock, we are continuing to see the annual fluctuations we’d expect at this time of year.

“Things do tend to cool down as we head towards Christmas, with people delaying moving house until the spring, and we can see that reflected in the November figures.

“This is likely to mean an even busier than normal start to 2023 for agents and landlords – meaning that extra preparations to help cope with the coming demand may be needed.”
