For those thinking about buying or selling a home these days, it’s an interesting time in the market, especially in Florida.

Timing is everything in Real Estate and in life. There’s no question we are in a seller’s market, which is great for sellers, but what about buyers?

The interest rates are low and will continue to remain low, even though there are indications that there will be a trending uptick as the year goes on.

The FEDS have indicated they won’t be making any dramatic changes in the short term. At this point, that may be the only thing keeping our fragile economy afloat. If timing is everything, you picked a good time to act, one way or the other.

A sellers market means there is little inventory so when a home does go up for sale, it doesn’t take long for it to sell, (provided the home is desirable) often after experiencing bidding wars and negotiations.

One of the last homes we sold had over 30 showings and 11 offers over a weekend, a few of which went 15,000 over asking price. Crazy times!

Either way….

The other option is a new construction home. I’m a fan for many reasons, one of which are the incentives and fixed costs associated with buying new from a builder. The warranties in place help mitigate costly repairs for some time, so if you’re a first time buyer on a budget, this is a plus.

However, buying new presents some challenges too. Just like older homes, new home lots and availability can be an issue. As well, construction costs are on the rise and if the home isn’t already on the way to being built, aka, close to being ready to move in, it will take months to build. Finding the right builder, lot, home in the area you desire, are all challenges.

Quite frankly, just like anything in life, (pick a company, service or individual) there are good builders and not so good builders. We’ve seen the good, the bad, and the ugly, trust me. Either way…
