Virtual tours have quickly become an indispensable marketing tool for sellers in our new era of social distancing. As we adjust to the coronavirus market, we're learning many buyers are comfortable using virtual tours as a substitute for the traditional, in-person walk-through. They're using virtual tours to learn about the features, flow, and condition of a property. And in many cases buyers are writing an offer to purchase without ever setting foot in the home.

Different types of virtual tours

There are several types of virtual tours, each with its own advantages. Here are 4 different types of virtual tours that we're making available to all of our home and condo selling clients right now. 

Full-motion video tours

Starting at the front door, a full-motion video tour takes buyers through every room of the home. One nice feature of full-motion video is that it can easily be promoted on platforms like YouTube, Vimeo, and Facebook. Click here for an example. 

3-D dollhouse tours from Matterport

A 3-D virtual tour from Matterport allows buyers to to take their own self-guided tour through a property. It also produces a floor plan and provides a built-in tool that allows buyers to measure the dimensions of each room. Click here for an example.

Zillow 3-D tours

A self-guided, Zillow 3-D tour can be attached to a Zillow listing, which gives a listing more exposure on the Zillow website. Click here.  

3-D tours from Immoviewer

A self-guided 3-D tour from Immoviewer has the really nice feature of allowing buyers to explore the front yard, explore the back yard, and view the surrounding properties in the neighborhood. Virtual tours as interactive virtual showings

Virtual tour technologies are advancing quickly and are now allowing listing agents to host interactive virtual open houses and virtual private showings. In other words, listing agents are connecting with buyers online, and then using a virtual tour technology to take buyers on a virtual walk-through of the home.
