According to Fazzini, Tampa’s housing market has cooled over the past year, with slower sales, more inventory, and economic uncertainty affecting prices and buyer activity.

“The market is a bit slower than we’ve seen in recent years,” he says. “We’ve seen home appreciation of 70% or more in many cases over just a five-year period. But over the past 12 months, the market has clearly started to slow down.”

Typically, homes in Tampa sell in about 34 days after listing. This metric, known in the real estate sector as days on market (DOM), measures the duration from when a property is listed to when a contract is signed. For perspective, the national DOM currently sits at 51 days.

The median home price in Tampa is approximately $407,400, representing a 3.8% decline year over year.

“We’re seeing 40 to 60% more active listings on the market now, which naturally puts downward pressure on pricing,” Fazzini says.

What does this mean for sellers? With more homes available and fewer buyers relocating, sellers need to set realistic prices and make their homes stand out. “There’s still plenty of buyer demand, but if homes aren’t priced correctly for today’s market, and if they aren’t move-in ready or appealing, they’re sitting longer,” Fazzini explains.

“Historically, the best times to list and sell a home are typically spring through early summer. Specifically, I think May and June are two of the best months to sell. That’s when buyer demand tends to surge and listings move a little more quickly,” says Fazzini.
