If offers don’t reach your reserve, the passed in price isn’t publically known and therefore less likely to impact the potential for the property to sell for a higher price at a later stage.

While confidentiality can encourage more competitive offers, it can lead to lower bids if buyers aren’t willing to take a gamble or don’t know the true market value.

It can take longer to sell if offers from the first round of tenders aren’t high enough. Keep in mind that once you’ve accepted a decent offer, the property is sold and you can’t accept a higher offer at a later stage.
