If you’re getting ready to sell a home in Michigan, timing can make a big difference — on top of prepping your home and working with a great local agent. Whether your priority is getting top dollar or a faster sale, knowing when to list is key. To better understand the best time to sell a house in Michigan, we spoke with Kyle Sheerin, a top-rated agent who works with 78% more single-family homes than the average agent in his area. He shares expert advice and smart strategies to help sellers stand out and connect with serious buyers. According to Sheerin, Michigan’s housing market remains competitive, especially for buyers. “We have really tight inventory right now. Being this time of year — the spring market — there’s a lot going on, but it’s still a seller’s market. It’s been like that for a few years here,” he says. Properties in Michigan generally sell in about 37 days after listing. This time frame is referred to in the real estate industry as days on market (DOM), which measures the time span from when a home hits the market to the signing of a contract. For comparison, the nationwide median DOM is around 51 days. The median listing price for homes in Michigan currently stands near $299,900, which has remained relatively unchanged from last year. “West Michigan, compared to national averages, is quite affordable, relatively speaking, to the rest of the country. So it’s good for first-time homebuyers. A lot of people are moving here from other areas because they can obtain a livable home in the $200,000s,” says Sheerin. So what should sellers take away from these conditions? While it’s a strong market, careful pricing and strong presentation are still important. Your listing needs to stand out to draw the right attention and offers. Although higher interest rates and limited inventory are shaping the market, Michigan generally experiences cyclical patterns, with sales activity rising during the spring and summer. This makes the period from April to July the best time to sell your home to maximize returns. If your priority is a quick sale, the best window to sell a house in Michigan begins in May. Since it generally takes around 37 days to secure a buyer and about 40 days for a buyer’s loan to finalize, it’s a good idea to list your property two or three months ahead of the prime selling period. “If you look at the numbers — well, they say numbers don’t lie — then yes, it’s easy to say ‘spring market,’ but statistically speaking in years past, the most active time tends to fall in mid-April through Memorial Day, right at the start of summer,” says Sheerin.
