Key home selling statistics through the month of June

The July 4th holiday marks the midpoint of the selling season, which makes this a good time to review a few key trends through the first half of the year. Here's how our home and condo selling clients are faring compared to the average seller in Dane County. Note all of the numbers below are sourced from the South Central Wisconsin MLS database.

Competing offers

Our Mad City Dream Home sellers are receiving multiple offers at more than double the rate of the average seller in Dane County. Seventy-four percent of our closings through the month of June involved multiple offers, compared to the MLS average of 35 percent.

Sales price as a percent of the ORIGINAL list price

More competition means our sellers are receiving higher prices. On average, Mad City Dream Homes clients are selling for 4.7% above the original list price, while the average MLS seller is settling for just below the original list. Put another way, for the typical $400,000 home, the Mad City Dream Homes client is receiving $19,200 more for their sale than the typical seller in Dane County.

Days on market

Our sellers are saving over 3 weeks of marketing time compared to the typical seller. The average Mad City Dream Homes client received their accepted offer in only 8 days, compared to 32 days for the average seller in Dane County.

The bottom line

It pays to partner with professionals. And it's the work that gets done behind the scenes, much of it well before your home ever hits the market, that makes the biggest impact. How you and your agent approach your pricingpreparation, presentation, and negotiation determines the outcome of your sale.
