Gen H has lowered mortgage rates at 85% to 90% loan-to-value (LTV) and increased prices on rates a 70% to 80% LTV.

The reductions include two-year fixes, which have been lowered by 20 basis points and now start from 6.74%.

Three-year fives have been cut by 5bps to start from 6.69% and five-year fixes have been trimmed by 5bps to start from 6.69%.

In addition, Gen H has pushed the price up on rates between 70% and 80% LTV.

These include two-year fixes, which have gone up by 10bps to start from 6.04% (5.84% on the £500k+ special product at 80% LTV).

Three- and five-year rates have also increased by 5bps to start from 6.29% and 6.33%, respectively.

Gen H chief distribution officer Sara Palmer says: “Markets have been volatile lately, so we’ve done what we can to support borrowers with smaller deposits even amidst these upward price pressures.”

“Last year, the pre-Budget jitters drove a good deal of uncertainty in the market; this year it’s geopolitical tension. We will look to price down further as soon as we can, as aspiring homeowners could really use a break.”

Meanwhile, Family Building Society has reduced prices on its newly launched range of two-year fixed rate products for owner occupiers and buy-to-let (BTL) borrowers.

The cuts include the society’s owner occupier repayment and owner occupier interest-only products, which have both been cut by 15bps.

BTL UK and BTL limited company SPV prices have been trimmed by 20 bps, while BTL expat rates have been lowered by 10bps.

In addition, the society has introduced a two-year expat limited company BTL tracker product at 5.54% and a 1% fee as well as a 4.54% semi-exclusive with a 3% fee and £500 cashback.

Both of these are available as interest only or repayment.

Family Building Society head of intermediary sales Darren Deacon says: “While long-term rate uncertainty continues, these lower-priced two-year options will be welcomed by owner-occupiers and landlords seeing the certainty that shorter-term fixed rates provide.”

“The new expat limited company BTL tracker also offers flexibility to landlords who are comfortable taking a view on potential movements in bank rate.”
