NatWest hikes BTL rates by 70 bps, plus resi increases | Mortgage Strategy

NatWest is raising rates across its buy-to-let range by 70 basis points tomorrow, as well as making smaller increases to its residential products.

The lender has emailed brokers to warn them of the changes.

The 70 basis point increases will apply to both purchase and remortgage deals fixed for two and five years, including on customer deals and exclusives.

NatWest is also raising rates on a number of residential deals.

The following BTL two-year fixes for purchases are increasing:

  • 60 per cent LTV, increasing by 70bps from 1.35 per cent to 2.05 per cent, product fee £995
  • 60 per cent LTV, increasing by 70bps from 2.24 per cent to 2.94 per cent, product fee £0
  • 70 per cent LTV, increasing by 70bps from 1.87 per cent to 2.57 per cent, product fee £995
  • 70 per cent LTV, increasing by 70bps from 2.56 per cent to 3.26 per cent, product fee £0
  • 75 per cent LTV, increasing by 70bps from 1.87 per cent to 2.57 per cent, product fee £995
  • 75 per cent LTV, increasing by 70bps from 2.67 per cent to 3.37 per cent, product fee £0

The following BTL two-year fixes for remortgage are rising: 

  • 60 per cent LTV, increasing by 70bps from 2.77 per cent to 3.47 per cent, product fee £0
  • 60 per cent LTV, increasing by 70bps from 1.60 per cent to 2.30 per cent, product fee £995
  • 70 per cent LTV, increasing by 70bps from 1.85 per cent to 2.55 per cent, product fee £995
  • 70 per cent LTV, increasing by 70bps from 3.02 per cent to 3.72 per cent, product fee £0
  • 75 per cent LTV, increasing by 70bps from 1.98 per cent to 2.68 per cent, product fee £995
  • 75 per cent LTV, increasing by 70bps from 3.07 per cent to 3.77 per cent, product fee £0

The following BTL five-year fixes for purchase are going up:

  • 60 per cent LTV, increasing by 70bps from 2.67 per cent to 3.37 per cent, product fee £0
  • 60 per cent LTV, increasing by 70bps from 2.05 per cent to 2.75 per cent, product fee £995
  • 70 per cent LTV, increasing by 70bps from 2.88 per cent to 3.58 per cent, product fee £0
  • 70 per cent LTV, increasing by 70bps from 2.18 per cent to 2.88 per cent, product fee £995
  • 75 per cent LTV, increasing by 70bps from 2.18 per cent to 2.88 per cent, product fee £995
  • 75 per cent LTV, increasing by 70bps from 3.07 per cent to 3.77 per cent, product fee £0

The following BTL five-year fixes for remortgage are rising:

  • 60 per cent LTV, increasing by 70bps from 2.94 per cent to 3.64 per cent, product fee £0
  • 60 per cent LTV, increasing by 70bps from 2.05 per cent to 2.75 per cent, product fee £995
  • 70 per cent LTV, increasing by 70bps from 3.38 per cent to 4.08 per cent, product fee £0
  • 70 per cent LTV, increasing by 70bps from 2.31 per cent to 3.01 per cent, product fee £995
  • 75 per cent LTV, increasing by 70bps from 3.47 per cent to 4.17 per cent, product fee £0
  • 75 per cent LTV, increasing by 70bps from 2.32 per cent to 3.02 per cent, product fee £995

The lender is also increasing its exclusive buy-to-let deals by 70 basis points.

In its residential range, the following two-year fixes for purchase are rising:

  • At 70 per cent LTV, increasing by 8bps from 1.58 per cent to 1.66 per cent, product fee £995, cashback £250
  • At 75 per cent LTV, increasing by 8bps from 1.58 per cent to 1.66 per cent, product fee £995, cashback £250
  • At 85 per cent LTV, increasing by 15bps from 2.79 per cent to 2.94 per cent, product fee £995, cashback £250
  • At 85 per cent LTV, increasing by 15bps from 2.95 per cent to 3.10 per cent, product fee £0

 The following two-year fixes for remortgage are rising:

  • At 70 per cent LTV, increasing by 10bps from 1.39 per cent to 1.49 per cent, product fee £995
  • At 75 per cent LTV, increasing by 10bps from 1.39 per cent to 1.49 per cent, product fee £995
  • At 80 per cent LTV, increasing by 10bps from 1.69 per cent to 1.79 per cent, product fee £995
  • At 85 per cent LTV, increasing by 20bps from 2.24 per cent to 2.44 per cent, product fee £995
  • For high value remortgages at 70 per cent LTV, increasing by 10bps from 1.36 per cent to 1.46 per cent, product fee £995
  • For high value remortgages at 75 per cent LTV, increasing by 10bps from 1.36 per cent to 1.46 per cent, product fee £995

The following five-year fixes are rising:

  • For purchases at 85 per cent LTV, increasing by 15bps from 2.89 per cent to 3.04 per cent, product fee £995, cashback £250
  • For remortgage at 70 per cent LTV, increasing by 10bps from 1.59 per cent to 1.69 per cent, product fee £995
  • For high-value remortgages at 70 per cent LTV, increasing by 10bps from 1.57 per cent to 1.67 per cent, product fee £995
  • For standard remortgages at 75 per cent LTV, increasing by 10bps from 1.59 per cent to 1.69 per cent, product fee £995
  • For high value remortgages at 75 per cent LTV, increasing by 10bps from 1.57 per cent to 1.67 per cent, product fee £995
  • For standard remortgages at 80 per cent LTV, increasing by 15bps from 1.89 per cent to 2.04 per cent, product fee £995
  • For standard remortgages at 85 per cent LTV, increasing by 6bps from 2.54 per cent to 2.60 per cent, product fee £995

The lender is also increasing rates on a number of exclusive deals and on product transfers.
