Popular Family Suburbs in Hobart – so compact, so affordable

Compared to mainland capitals, Hobart generally has fewer suburbs occupied by families with kids, however in the northern suburb of Gagebrook, located about 20 kilometres from the CBD, the locals have bucked the trend. One in two households have youngsters, and with a median house value of just $160,400 this is also one of Hobart’s most affordable suburbs.

As with most Australian cities, house prices in Hobart rise in line with proximity to the city centre, and the concentration of households with children falls. That said, Tranmere is the most popular inner city suburb for families – close to one in two (47.3%) households have kids. Expect to pay for the location though, with houses typically priced at $638,610.

Nonetheless, Hobart offers plenty of near-city suburbs with relatively affordable prices. Across the top 20 popular family suburbs that lie within 10 kilometres of the city centre, the most affordable is Risdon Vale with a median house value of $198,733.

For families looking for beachside living with a laid back vibe, Dodges Ferry, a half-hour drive from Hobart, is worth considering, and two out of five households have youngsters. Good beaches are within walking distance of many homes, yet the median house price is a budget-friendly $302,899.

Popular Family Suburbs in Regional Tasmania – Launceston trumps for families

As Tasmania’s second largest city, it’s no surprise that Launceston has a number of suburbs where close to one in two households have children. St Leonards and Legana are both popular with families, and the median house prices of $249,397 and $372,593 respectively mean parents can pick up an affordable family home.

Further north in Devonport, the suburb of Miandetta has 42.3% of households with kids, and families can buy a home for around $272,167.

Or add Romaine in Burnie to your list of “must-see” suburbs. Over 40% of households have children, and it’s possible to pick a home for around $275,866.

If you’re buying a first home in Tasmania, it’s important to get in touch with your Aussie Broker without delay. The First Home Owner Grant is worth $20,000 if you buy or build a new home before 30 June 2018. From 1 July the grant drops back to $10,000.
