Partnering with a skilled local agent and preparing your home are key steps, but timing your listing right can also make a big difference.

To help you determine the best time to sell a house in South Florida, we spoke with Aleksandra Marzec, a top-rated agent who sells 66% more single-family homes than most agents in the area. She shares thoughtful guidance and practical tips to help you reach serious buyers faster.

According to Marzec, the South Florida real estate market is shifting toward equilibrium, with increased inventory and consistent buyer demand.

“The market is still active, but it’s evolving. We’re no longer in the peak frenzy, but demand remains strong, especially in prime locations like Brickell, Edgewater, and Miami Beach. Well-priced homes are still moving, but buyers are more cautious and expect more value,” she explains.

Properties in South Florida generally remain on the market for about 45 days after listing. In real estate, this timeframe is referred to as days on market (DOM), which measures the interval between the listing date and when a contract is signed. For context, the national average DOM currently stands at 53 days.

The median sales price for homes in South Florida is approximately $637,400, reflecting a modest rise compared to last year.

“Inventory is rising slightly, but good homes in good areas still move fast — especially if they’re turnkey or priced to reflect current conditions,” says Marzec.

What do these trends mean for sellers? While motivated buyers are still active, setting the right price and showcasing your property well are increasingly important for making your South Florida home appeal to buyers amid increased competition.

When is the best time to sell a house in South Florida?

South Florida historically experiences seasonal cycles where sales volume rises during the spring. In many South Florida cities, March to June is the best window to sell your home to maximize returns. If your goal is a quicker sale, the best time to sell a house in South Florida begins in September.

Since it usually requires about 45 days to secure a buyer and roughly 40 days for loan processing, listing your property a few months before the prime selling season is a good idea.

Keep in mind that timing can vary by locale. For example, the best time to sell in Marzec’s area is from February to May. “That’s when buyer activity is highest — people are in town, the weather is perfect, and many want to secure property before summer. It’s also a peak time for out-of-state and international buyers,” she says.
