Rental void times lowest for six years: Arla Propertymark | Mortgage Strategy

Void times have fallen by 30% since the start of 2021, data from Arla Propertymark show.

Standing at an average void time of two weeks today, this matches the previous low, also two weeks, seen in September 2015.

And since September 2015, the average void time has been just over three weeks – 74% of an average calendar month, the report details, compared to the 49% of an average calendar month that the current average void time represents.

Calculations show that at £1,000 per month, today’s void loss comes to £490 rather than the previous average of £740.

Earlier this month, Zoopla found that Average rents outside London have increased by 5% over the year to August to reach £790 per month, marking for the highest annual jump since the firm began recording the data 13 years ago.

Arla Propertymark president Maxine Fothergill says: “The decrease in void times won’t come as a surprise to agents as it’s a direct result of the increased demand, meaning properties that come back to market are letting incredibly quicky.”

“People are so desperate not to miss out they are trying to secure properties over the phone. This is completely against how we work however, so we do tell all applicants that they need to see the property first.

“Sending a video can help to weed out those who would turn the property down on a viewing which saves staff time and helps to keep the turnaround time low.”
