Popular Family Suburbs in Perth – families head to the north-west

To the north, in the Wanneroo area, Darch has a whopping 69.7% of households with children – the highest across the Perth metro area. Carramar, where 65.3% of households have kids, isn’t far behind. Expect to pay around $567,000 for a house in Darch, or opt for more affordable Carramar, where houses are typically priced at $506,000.

In Joondalup, the Burns Beach neighbourhood boasts two-thirds of households with children, but waterfront living comes with a median house price of $753,000. A little further afield, in Kinross, three out of five households are families with kids, yet house prices are considerably more affordable at around $484,000.

Suburbs closer to Perth’s CBD typically have higher price points and a lower concentration of households with children. That said, within 10 kilometres of the Perth GPO, the suburb of Floreat is the most popular with families, comprising 59.1% of all households however house prices are around $1.2 million.

For families keen to enjoy near-city living on a budget, Noranda and Riverton are both located within 10 kilometres of the city centre, and both have around one in two households with youngsters. Home values are more affordable here – around $568,000 for a house in Noranda, while Riverton has a median house value of $630,000.

The title of Perth’s most affordable family suburb goes to Brookdale, located about 27 kilometres south-east of Perth. The typical house at Brookdale is worth approximately $292,000 though it may be possible to pick up entry level homes for $20,000 less.

Popular Family Suburbs in Regional WA – the coastal strip lures families

To the south of Perth, the coastal strip from Bunbury to Margaret River is attracting families, possibly drawn by the beachside lifestyle and good housing affordability.

Dalyellup, in the Bunbury area, is the most popular suburb for families across regional WA, with 59.8% of local households having children. Parents can pick up a house for around $387,000 yet the coastline and the Bussell Highway to Perth are both just a stone’s throw away.

Busselton is one of the growth corridors of the south-west, experiencing a population increase of around 4% annually. The local suburb of Vasse is home to a number of new residential developments, and this is attracting plenty of families with 57.8% of households having children. Expect to pay about $411,000 for a house in Vasse.
