Sellers, don't forget your roof

Here's a photo from a Dane County home that's nicely updated on the inside, but whose roof is aging and worn. This home has been on the market for over 2 months and undergone over $80,000 in price reductions. 

This example brings to mind two important themes in our market: 

#1) Many insurance companies are no longer insuring roofs that are 20 years and older. And with buyers needing homeowners insurance in order to obtain a mortgage, choosing not to address an aging roof can seriously hinder a sale. 

#2) Contractor costs and building supply costs have increased significantly over the last few years, and buyers have become much more sensitive to big-ticket projects. 

As you prepare for your move, it's important to keep these two themes top of mind. In the long run, proactively planning for your sale and making smart decisions will reward you with a smooth selling experience and your highest return on your investment
