New MLS listings rose for both single family homes and condos last month. Here's a quick look at Dane County listing activity for the month of December, 2025. 

Dane County single family homes 

A total of 198 Dane County single family homes were listed for sale on the MLS in December, up 12 percent from the 177 homes listed for sale in December of 2024. For all of 2025, MLS listings ended the year 2 percent higher than the year before. Although listing activity is lower than we'd like it to be, it's showing signs of moving in the right direction. 

Dane County condos

A total of 58 condos were listed for sale in December, which was up 5 percent from 55 condos in December of 2024. For all of 2025, condo listings increased 3 percent from the year before. 

What to expect for 2026

We're forecasting a moderate increase in Madison area home and condo supply in the year ahead.
