Tenancy applications rebound in June - Mortgage Strategy

Tenancy applications jumped above 2019 levels following the easing of lockdown restrictions, data from Goodlord shows.

The lettings platform says that the first day of June saw applications soar to 111 per cent of the number recorded on the same day last year following the lifting of government guidance to avoid home moves on May 13.

Following lockdown, market activity across the lettings sector plummeted. In mid-April, demand was at just 28 per cent of the levels seen on the same day in 2019 – representing a decrease in activity of 70 per cent for new and completed tenancies. 

But the backlog of interest from tenants who have been in limbo has bolstered activity over recent weeks.

Average UK rents were barely changed from £861 per calendar month in April to £862 in May.

There were regional differences however, with the North East recording a 6 per cent increase in rents and the South East recording a drop of 4 per cent. 

Average void periods across the UK remained stable at 23 days,

Goodlord chief operating officer Tom Mundy says: “The whole industry breathed a sigh of relief on May 13. 

“We predict a little more ebb and flow in the market as it works to find equilibrium, but it is wonderful to see the industry springing back to life in this way. 

“The rental sector will be keeping the whole property industry afloat over the coming months and possibly years.”
