The government has set out further details of upcoming rules that will require landlords in England to register their rental properties.
From December 15, registrations will open for landlords in the West Midlands, the first region to be impacted by the scheme.
They will have until March 14 next year to sign up.
The remaining regional deadlines are as follows:
- East of England: 14 April 2027
- East Midlands: 14 May 2027
- South East: 14 June 2027
- Yorkshire and Humberside: 14 July 2027
- North West: 14 August 2027
- North East: 14 September 2027
- London: 14 October 2027
- South West: 14 November 2027
Landlords will have to pay an annual fee of £65 per property.
To register, they will have to provide the address, number of bedrooms and rental status, as well as information about any managing agents and freeholders.
They will also need to provide gas and electrical safety certificates, an Energy Performance Certificate, together with tenancy information including the rent and details of any property licences.
Landlords will have to supply these details when they first register the property or within 28 days.
If they fail to do so within the timeframe, property registrations may be deactivated putting landlords in breach of the rules.
Landlords are responsible for the initial registration, after which they can ask a letting or managing agent to provide tenancy and health and safety information on their behalf.
However, the landlord will remain responsible for ensuring the property record is completed within 28 days.
The government also plans to require landlord and property registration numbers to be included in rental adverts.
It has not yet said when the advertising requirement will come into force and says further guidance will be published beforehand.
