Recently we met with some friends who asked us to pay them a visit. During our visit, we toured their home, and we discussed the repairs and updates they should address before selling.
During our visit we learned that our friends were considering replacing their elevated wood deck with a new composite deck, which one contractor recently estimated would cost $30,000. Their current deck is in good shape, though. All it really needs before selling is a fresh coat of stain.
We spent more time talking about their roof, which is 18 years old. We let our friends know about recent changes in the insurance industry, changes that are making roofs that are 20 years and older almost uninsurable. Our friends weren't aware of these changes, but they soon realized that they needed to shift their focus from their deck to their roof.
This is one small example of why it pays to be proactive and meet with a real estate professional well before you plan to sell. A professional can help you focus on the right tasks, avoid unnecessary costs, and connect you with reputable and reliable tradespeople. Call us when you need a little guidance and advice. We'd love to help you.
