Tuscan Capital has issued its first ever commercial bridging product as part of its 2022 refresh.

The new mortgage is available at up to 65% LTV (with exceptions) on loans ranging from £100,000 to £5m for purchase, refinance or capital raising purposes.

The lender will accept applications for retail units, office units, warehouses and industrial premises.

Tuscan has also introduced a new term facility, named ‘Stabiliser’, which is a two- or three-year term for borrowers who have finished a refurbishment project and need to repay their bridging loan while proving their rental model.

It is aimed at existing Tuscan clients and is available at up to 70% GDV from 0.575% a month.

Tuscan chief executive Colin Sanders says: “Our new wider lending proposition has been made possible through our access to multiple funding channels which are distinct from the rest of the market.

“Our funding partners complement one another as they have different and differing risk appetites. This gives us the flexibility to consider business which would not typically tick the boxes of institutional funders, and allows us both to price competitively for risk while taking a realistic, commercial approach where the quality of the deal justifies it.”
