Though interest rates are at a higher end, we still see competitive buyers competing for homes here in Ontario,” Hoggard says. What does this mean for sellers? With more inventory on the market, it’s increasingly important to price your home competitively and present it effectively to make your Ontario property stand out. Traditionally, Ontario experiences cyclical sales trends with activity peaking during the spring and summer. This means that the period from May to August is generally the best time to sell your home at a premium. If selling quickly is your goal, listing in May can give you a head start on peak buyer demand. Given that it usually takes 24 days to secure a buyer and approximately 40 days for the buyer’s mortgage to close, it’s wise to list your property roughly two to three months before the height of the selling season. “Parents tend to wait until things slow down and their kids are out of school to relocate. This is usually when there are the most buyers in the market,” Hoggard says.
