June is the busiest month for property sale completions, analysis of 20 years’ of data has shown.

Research by Good Move looked at Land Registry data going back to June 2006 and found it was typically the month in which the highest number of completions occur, followed by August and March.

However, as it takes an average of around six months to sell, the best time to list a property in order to benefit from the summer sales peak is December, January or February, according to Good Move.

While the winter months typically see fewer completions, fewer listings often means less competition, it says.

Buyers who paused their search over Christmas return motivated in spring, often leading to quicker sales and potentially stronger offers.

The biggest mistake sellers make is focusing on when to list, rather than when they want to complete. 

Stamp duty deadlines can supercharge demand by more than the seasonal summer peak, it found.

The March 2025 deadline saw an exceptional spike in completions.

Good Move director Nima Ghasri says: “Many sellers assume summer is the best time to list, but the data shows winter listings often complete during peak buyer demand, which is good news for current house buyers, with completion most likely in June or August.”
