
Average UK house price annual inflation was 3.9% in the 12 months to May 2025, an increase from the revised estimate of 3.6% in April, HM Land Registry reveals.
The average UK house price was £269,000 in May 2025, which is £10,000 higher than a year ago.
Average house prices in the 12 months to May 2025 increased by 3.4% in England to £290,000, rose by 5.1% in Wales to £210,000 and went up by 6.4% in Scotland to £192,000.
The average house price increased in the year to Q1 2025 to £185,000 in Northern Ireland, which represented a rise of 9.5%.
On a non-seasonally adjusted basis, average UK house prices increased by 1.1% between April 2025 and May 2025, compared with an increase of 0.8% in the same period 12 months ago.
On a seasonally adjusted basis, average house prices in the UK increased by 0.7% between April 2025 and May 2025.
Of the English regions, annual house price inflation was highest in the North East, where prices increased by 6.3% in the 12 months to May 2025.
South West was the English region with the lowest annual inflation, where prices increased by 1.9% in the 12 months to May 2025.
