Three-quarters of landlords want to refinance this year, says Together

More UK landlords are planning to refinance their property portfolios over the next year to fund new investments, according to research by specialist lender Together.

Together found that 76% of landlords are likely to refinance their portfolios within the next 12 months.

More than a third (36%) said they were “very likely” to do so, while a further 40% said they were “somewhat likely”. Just 12% said they were unlikely to refinance, while the rest were neutral.

The findings suggest landlords continue to see residential property as an attractive long-term investment, despite years of tax changes and tighter regulation, including the impact of the Renters’ Rights Act.

Many are looking to release equity from existing properties to fund further purchases and expand their portfolios.

The lender’s buy-to-let lending data also points to a shift in investment away from traditional property hotspots.

Since 2020, the North West’s share of Together’s buy-to-let lending has increased by 3.3 percentage points. Scotland has risen by 2 percentage points, while Yorkshire and the Humber has grown by 1.1 percentage points.

By comparison, Greater London and the South East accounted for 20% of Together’s buy-to-let lending in 2025, down from 23.6% in 2020.

The figures suggest more investors are targeting regional markets, where lower property prices can deliver stronger rental yields and greater potential for capital growth than some higher-priced areas of southern England.

Together chief strategy officer Russell Anderson said: “The fact that more than three-quarters of landlords are considering refinancing across their portfolios to fund further investment demonstrates the resilience of the UK buy-to-let sector.

“Rather than sitting on existing assets, many investors are looking to release equity and reinvest, signalling confidence in future market opportunities. They are also seeking finance across their entire existing portfolios to expand their property ambitions.”
